On Saturday afternoon I took a buyer to look at a few homes that she wanted to see. These two homes that I showed her happen to be having an open house during the same hours, which worked out great for my buyer and myself. We had plenty of time to view each home. Let me just say that were were out of both homes and done viewing within 20 minutes of getting together.
What were the agents thinking?
1st home that we viewed. MLS Stated - Renovated Tudor in Flushing North, too many things to list, 22 minutes from NYC, must see will not last. Possible 4th bedroom. Asking price $759,000.
We walked into the first home and got punched in the face with the fumes and gas smell of the gas fireplace that the agent had lit. The living room and dining room were just filled with smoke and it followed us all the way upstairs. The kitchen had a bucket on top of the soffitless cabinets. When my buyer asked me if there was a leak the listing agent chimed in and said all to quickly "no, there are no leaks here". I had to just look at her. As my buyer and I went upstairs we noticed that the bathroom was right above the kitchen.. Hmmm - ya think there was a leak?
The basement was just that a basement. On the listing it said partially finished. So I am wondering if actual stairs means "partial finished"?
Alrighty then - on to the next house. (Total time viewing home 3.2 minutes)
The next home had THE house appeal. I had to almost contain my buyer from her excitement. She could not wait to get into the home. But we couldn't get into the home. It is like 7 degrees outside and the wind gusts almost blew me off the stoop. The listing agent is more than 10 minutes late. We are freezing so we go to sit in my car. While we were sitting there 2 more buyers went up to the door and could not get in - no agent. So they stood on the stoop, turned and looked at me to see if I was the agent. I felt bad - so they came and sat in my car also. Once the agent kindly decided to show up to her open house, we all got out of my car and entered the home. The listing agent asked if we were all together and before I could say anything they all answered "yes". Hmm - how do you like them apples? Listing agent is late - I gain two more customers. (I am thinking for the rest of the winter I will show up at other agents open houses to allow people to sit in my car - not bad for marketing).
Anyhow - this home looked great from the outside. Asking price $799,000. We get inside and the smell of animals were so pungent. But what was better was the glade that the agent was spraying as we were walking through the home. Ohh jessh. Seriously, horrible combo.
Kitchen was missing from the house. Yup, gone. There was not a kitchen in this home. There is a room where a kitchen MIGHT go - but not one there. I asked the agent if this is going to be replaced and she said not by the buyers. So half - jokingly I said to the buyer - "this is the first home you don't have to REDO the kitchen - you just have to get one". Listing agent did not find any humor in that at all (Piercing glare). Not a go for my buyer either. (Total viewing time 2.9minutes).
I was excited to show these homes to my buyer. She has been looking for sometime now and has not found HER home. She is serious about buying and I know sooner or later we will hit on something. But, these were NOT her homes.
