There are other reasons as to why your home isn't selling other than just the price. If you have had your home on the market for longer than 3 months with NO offers - then its time to sit down and figure out what is going on. I can assure you that it is not just the market, or the dreaded bubble.
**Listen - Maybe there are "problems" within the home. Is the paint job old? Could it be refreshed? How about is there an odor due to pets or other variables (I know my son's shoes just reek - so those have to go outside). What about curb appeal? Can you plant some nice colorful plants or maybe just manicure your yard. These are things that people right off the bat will decide if they like or dislike your home. Quick and easy fixes - just to spruce up your home.
**Agent - Is your agent doing open houses? Are they advertising where and when they should? With the market having so few buyers - advertising is a must. The Internet is a must. The agent's office should have a website and market the website. Did or does the agent advertise themselves? With or without the broker? Does the agent give you feedback? Your agent is your link to who, what and why. You hired them - you can fire them if you feel that they are not doing what is in YOUR best interest.
**Dead House - With little to no activity on your listing - you might have gone stale. I recommend that you take the home off the market. Spruce things up and together with your agent re-list your home at the correct price and market, market, market.
