You know there are days that I just can't understand how people think and why they do things that they do. There are days that I just don't "get it". Some agents think and feel that they are the only ones who are upholding, truthful, work the hardest and all other agents or the industry is just going to pot. Its not the industry people - the real estate industry is just fine - maybe a bit mixed up from time to time, but on the whole its the agents/brokers in this industry that make it crazy. There are days that I as an agent/broker have no control over.
We just closed a deal in my office and it was a quite rare case that I have to admit I am seeing more and more of lately. This was a woman and her family that were renting a home fore 4 years and paying $2800.00 in rent, plus utilites - so you have to figure about another $500-600.00 more. Well this renter was told by the owner of the house that he was going to sell it after this summer, so they would have to move. Thats where we come in. They came to us to find them another house to rent - to stay around the same amount that they have been paying. Now, these people make over $100,000.00 a year, have not so good credit and have not one dollar in the bank. Not an easy rental. So when the family found out that to rent an apartment it would cost them almost $8400.00 just in security, 1st months rent and the fee to the agency they decided it would cost them less to buy a house. Ohhh, yea - you heard right. They decided that they would buy a home for LESS MONEY than to continue to rent. They have ZERO money saved - no 401K, no retirement funds, no life insurance - nada, nothing, zilch...
So they found a home that they loved through my office, made an offer with full terms disclosed (zero money down, close in 45 days and 106% financing). The sellers just loved this family and agreed and accepted this offer. I was floored.
Getting the mortgage I thought would scare them off - they wont get it. How could they get it? They have bad credit and they are putting NOTHING down - NOTHING in escrow because the buyer spoke to the seller and agreed on it. Even the attorney's were freaking out. The mortgage process was a breeze - easier than some 80% financing that I have seen. I was again floored.
The appraisal had to come in at the 106% financing amount - and I thought maybe - just maybe it wont. ohh it did.. they were on the way of owning a new home. Again I was floored. So the sale went through - they bought the home (they are paying over $3500 just in mortgage). But the point being that they were insisting on buying a home - who am I to tell them or the agent to tell them that they can't buy a home. To wait. To be smart. I know that this home will be hard for them to handle - but they insisted - so I sat back waiting for an attorney, mortgage broker someone else other than me to tell them to wait. So now here is what I want to know - My selling agent did not phsyically stand in thier way of buying this home. We advised them and they went against it - when/IF this home breaks them (which I really hope it works out) Will my agent or myself be the ones being blamed for KNOWING that this would be difficult?
This is a case of honest, hardworking and truthful agents - who gave the buyers what they wanted.
