Should I put in a back up offer?
I showed a home to a buyer, in Flushing North, about two weeks ago and I guess that they decided that they would like to buy the home. The wife called me yesterday afternoon to go a head and put in an offer. So, I took all the information and to be honest - they were making a good solid offer.
I called the listing agent and informed her that I had an offer on her listing. Well, there was an accepted offer already and she asked if my buyers would like to go in as a back up. Seeing I did not k now their position on this, I called to ask.
The wife was hesitant. Asking me why would that benefit her? She wanted to know what that meant exactly. So I explained to her that by going in as a back up offer, she still could possibly buy the property - IF - something happens to the original offer.
She asked me if she went in with a higher offer, would that help her chances. So, after chatting with her about this she went in higher. I called the listing agent again and informed her about what transpired. So, after a few times back and forth with the buyer and the listing agent we came to an agreement that if the original bidders did not sign contracts (they are out already to the buyer attorney), by Wednesday 2/6 - my buyers offer would be accepted (at the original offer).
"So, now I just sit and wait?" My buyers asked?
Actually yes. But, I did recommend that we do continue our search because there might be that chance that she does not get the house. So this is like waiting for results for her. I'm Sorry!
As a side note, I do have to commend the listing agent - she handled this like a pro and she was honest and up front and did not "pump" my buyer for more than her original offer. I do think that the listing agent was great and I will let her sellers know that!
Now.. if I could only get her to come work for me.
