Greg over at BloodhoundBlog.com is playing games.. He has some pictures of a home that is up for sale in the Arizona area and he wants to have people guess the price of the home (what the seller's are asking). I did my guess and I know any New Yorker that is glancing at those photo's think that home is a NICE HOME. But the pricing is off - so he claims. Even at the highest amount of $360,000 I would take it, anyone else?
Looking at the property size - it looks like at least 50x100. There seems to be four nice size bedrooms, two and a half bathrooms, game room, living room and eat in kitchen. I did not see a dining room - but still its a newly built house (built between 2002-2004). This home has all new electrical, all new plumbing - seems to be forced hot air and central air conditioner and a two car garage. Regardless of the minimal of a mess - this is a nice home.
All New Yorkers KNOW that that home in the Beechhurst area would sell for minimum of $800,000. In Malba, you are easily looking at 1,000,000. In Whitestone, a cool $750,000. All these areas share the same zip code of 11357. Why so much of a pricing range? AREA, AREA AREA. In each one of these areas the pricing is dramatic - it does make a difference. You can change the little things like the carpet in the bathroom, upgrade the appliance's, change the drab brown paint and maybe convert that game room into a formal dining room. But the AREA - is what can not be moved, altered or changed.
Just to give you a better idea of what I mean - I just sold a home like this in Whitestone - But it was a legal two family. The property size was 76x80 - new home. Built like no two family I have ever seen. The sellers were asking 1,350,000 - I sold it for 1,330,000. This is what WHitestone demands for these types of homes. Malba and Bechhurst - even more.
So New Yorkers - what do you think.. How much for Greg's home if you put it in 11357???
